This property preservation checklist is designed for banks, servicers, and asset managers managing vacant and REO properties in Rhode Island and Southern Massachusetts.
Initial Securing (Day 1 After Vacancy Confirmed)
- Re-key all exterior locks
- Install lender-approved lockbox
- Board up broken windows or unsecured doors
- Post no-trespassing notices per local Rhode Island municipality requirements
- Change garage door codes if applicable
Winterization (October through April in Rhode Island)
- Drain all water supply lines
- Blow out pipes with compressed air
- Add antifreeze to toilet bowls and traps
- Shut off main water supply
- Confirm heat is maintained at 55 degrees Fahrenheit minimum or property is fully winterized
- Document winterization completion with photos
Ongoing Maintenance
- Lawn mowing and trimming (bi-weekly May through October)
- Snow removal from walks and drives (Rhode Island: snow must be cleared within 24 hours in most municipalities)
- Gutter cleaning in fall
- Monthly condition inspection with photo documentation
- Pest control as needed
Utilities and Compliance
- Register property as vacant with local municipality if required (Providence, Pawtucket, Woonsocket)
- Maintain property insurance coverage
- Pay property taxes on time to avoid tax lien accrual
- Respond to any municipal code violation notices promptly
